What exactly is an OSM transportable home?
A transportable home is an Off-Site Manufactured transportable Home fully constructed in our controlled factory environment and then transported to your site
Can I customise the design?
We offer a range of 5 standard floor plans with up to 4 different floor variations, and a flexible specification with a wide range of upgrades and extras available. Or use our Modular Home - Custom service to create your dream design, by using standard or modified Panorama buildings and linking them together
How long does the build process take?
Typically, the factory construction phase takes between 4 to 14 weeks, depending on the complexity and size of the building, plus consent time.
Where in New Zealand do you deliver?
We are based in the Central North Island and have successfully delivered throughout New Zealand including the Southern Alps over the past 17 years.. Specific Site information is required for quotations
How do we handle the foundation and site works?
We partner with HelpMeBuild.nz to coordinate with local contractors to prepare either pile or concrete foundations on your site before the house arrives, for you.
Do I need a building consent?
Not necessarily - depends on the project size, building scope and your local council requirements.
A building consent is recommended, and is required for any project that has a kitchen or bathroom.
What is the difference between a Factory Consent and a Site Consent?
A Factory Consent covers the physical construction of your home in our Kerepehi yard under controlled conditions. A Site Consent is issued by your local council to approve how the home sits on your land, including foundation placement, boundary setbacks, and utility hookups.
Can my minor dwelling or granny flat be built without a building consent?
Under the Building Act exemption (for single-storey standalone dwellings up to 70m2, qualifying builds may not require a traditional building consent provided they meet strict criteria (e.g., LBP supervision, 2m boundary setbacks, and a Project Information Memorandum [PIM]). Planning rules, development contributions, and utility requirements still apply.
What costs are excluded from the initial factory building price?
Your Panorama quotation covers the building itself, supplied ex-yard. Additional costs to budget for separately include delivery and insurance, site earthworks, pile foundation installation, crane hire, transport/, local council consent/PIM charges, development contributions, and final on-site plumber/electrician connections, decks, driveways and landscaping
Can I buy an unlined or unpainted shell to finish myself?
Yes. We offer an option to purchase a Standard Shell Only Building (unlined structure) with a Linings Package (insulated, Gib-lined, ready for paint), or a Complete Package fully move-in ready.
What environmental conditions are Panorama homes engineered for?
All our timber homes are built by LBP-qualified tradespeople to meet or exceed NZ Building Code standards. They are engineered specifically for Extra High Wind Zones, coastal/sea-spray corrosion environments, and Climate Zones 1–4 (with thermal insulation upgrades available for Zones 5–6).
What warranties and guarantees come with my new home?
You receive full Licensed Building Practitioner (LBP) sign-offs, manufacturer warranties on major materials (such as Colorsteel roofing/cladding), appliance warranties, and a formal Code Compliance Certificate (CCC) or exemption documentation upon project completion, where appropriate.
How do I know if my site is accessible for delivery?
We can arrange assessment of site access prior to finalising transport. Key factors include road width, steep driveways, tight turning radiuses, overhead powerlines, and whether a standard hydraulic transport trailer or crane lift is required.
What happens on delivery day, and when can I move in?
Your possession of the building starts on the day of pick-up, but generally the process takes from 2-4 weeks to install the building and to arrange connection to the infrastructure and build decks etc.
