Design & Layout Options: Custom timber home options in 1, 2, or 3-bedroom configurations (or studio/office layouts), featuring optional laundries,walk-in wardrobes and walk-in pantries
Structural & Building Standards Compliance: Built by LBP-qualified tradespeople to NZ Building Standards. Engineered for Extra High Wind Zones, coastal/sea-spray corrosion environments, and Climate Zones 1–4 (upgradable to Zones 5–6).
Consent Exemption Guidance: Assessment for building consent exemptions on minor dwellings/granny flats up to 70m2 (effective 15 January 2026).
Delivery & Freight Logistics: Transport quote and site access assessment coordination for sites across New Zealand.

The Shell-Only Structure

Subfloor & Framing: 190x45mm floor joists with 20mm strand board flooring, ex 100x50 wall framing, engineered rafters, ridge beams, and 70x35mm ceiling battens.
Roofing System: Coastal-grade Colorsteel roofing installed with 70x45mm purlins.
Exterior Cladding & Feature Detailing: Coastal-grade Colorsteel exterior cladding paired with Truewood/Western Hemlock feature gables and Truewood sarking on porch ceilings.
Joinery & Decking: Double-glazed aluminium windows and doors (with optional French door sets) and premium Kwila front porch decking

Interior – Linings, Doors & Insulation

Thermal Insulation: High-performance insulation package including R3.6 ceiling insulation, R2.8 wall insulation, and R3.1 Expol Black underfloor insulation.
Wall & Ceiling Linings: Plasterboard (Gib) lined, stopped, and finished ready for paint.
Doors & Trims: Interior doors, timber architraves, and finishing lines fully installed.
Paint Finish: Dulux Wash & Wear throughout interior living areas with Aqua Enamel applied in wet areas.

Interior – Kitchen, Bathroom, Flooring & Services

Kitchen Package: Modern kitchen layout equipped with an oven, cooktop, and rangehood.
Bathroom & Laundry: Modern bathroom and laundry package complete with shower unit, toilet, vanity, mirror, and wall/ceiling extractor fan.
Hot Water System: Continuous-flow gas hot water heating system.
Flooring Coverings: PureFloor laminate flooring throughout..
Electrical Fit-off: Complete electrical pre-wire and full fit-off.
